Perched on a hilltop between Lucca and the coast, Al Seminario offers stunning views and a private location, but is close enough to the highway to make a good base for exploring the rest of Tuscany. Open the windows as you drive up into the hills and follow an unpaved road to the gates of this rustic four-bedroom villa; you’ll know you’re on holiday when you sink into the infinity-edge pool with a panoramic view.
Al Seminario may be in the middle of the countryside, but it doesn’t lack for amenities, starting with the vine-covered pergola that stretches along the front of the house. Dine under the shade of the wisteria at the table and chairs there, or stretch out on a chaise longue by the pool and listen to its waterfall. There’s an outdoor barbecue, too, to make al fresco dining a snap. Inside, there’s Sky cable TV, a ping pong table and, for the smallest travelers, a baby cot and high chair.
The villa’s relaxed outdoor spaces are matched by casually chic interiors. Slipcovered sofas, neutral rugs and beamed ceilings are a nod to the country setting, and a fireplace keeps things cozy. In the kitchen, plaid curtains and a rustic table invite everyone to gather for a glass of wine or snack, while appliances like a mixer, coffee maker and dishwasher make light work of meals.
Al Seminario’s four bedrooms are spread over the second and third stories. On the second floor, one bedroom has a double bed and shared bathroom, and another has a double bed and en-suite bathroom. On the third floor, the two bedrooms have two twin beds each, and share a bathroom. For the warmest summer nights, there’s a portable air conditioning unit that can be moved to any of the bedrooms.
The villa is located in Compignano, about 6 miles from the shops and restaurants of Massarosa. It’s a 30 minute drive to either the city of Lucca or the beaches near Viareggio. If you’d like to do some sightseeing in the Lucca region, it’s a 20 minute drive to the nearest highway access, and Pisa is only 19 miles away.

Additional Information Swimming Pool - Swimming pools are not open all year. If your rental period is outside the period May 30th to October 3rd, please check with us that the pool can be opened. Swimming pools are not enclosed with fences and there are no lifeguards. Clients’ use of the swimming pool is at their own risk. Heating - Heating is available at an additional charge of 50 Euro per day and must be paid directly on the spot to the owner or his/her representative before departing. Please note that heating in Italy, when not subject to restrictions by the local Government, is more expensive compared to other countries. If you look for a property in low season, make sure to ask for an estimate of the heating cost. You may be asked a supplementary deposit for heating expenses. Water & Electricity - Please note that most of the properties that we offer are not the typical purpose-built Mediterranean holiday villas. Most are converted farmhouses or former manor houses, full of character and history. Water shortages do occur; please use it sparingly during the summer months. At the same time, Italy is probably one of the few countries in the world where the government has introduced a system of electricity limitators to contain the national consumption. This means you must be careful when using more than one appliance at once because the limitator will shut the electricity off. Internet Connection - Many of our properties have an internet connection. From our experience, when a connection is interrupted due to technical reasons beyond our control, it is unfortunately very difficult, despite our efforts, to receive immediate assistance from some of the internet providers operating in Italy. We therefore strongly suggest that those who need to access their emails should bring their own BlackBerry, or a similar portable device. Please note that in any case we cannot accept responsibility for lack of these services.
